I have to cancel last minute, what should I do?

Last minute emergencies happen. The best thing to do is to message the seller on the platform to let them know if you cannot make it and why, so that they will be more likely to reschedule. You also don’t want to not show up as it will affect your accountability ranking.

Is it appropriate to bring my dog to a showing?

Absolutely not. Unless your dog is a service animal, it would not be appropriate to bring a pet into someone else’s home. If you do bring a service animal, it would be a good idea to message the seller to let them know in advance.

I’d like to make an appointment outside of the available showing hours, what should I do?

You can message a seller to ask questions or make any special requests. If they are agreeable to accommodating after the hours listed, you can book the time closest to what you want to get it documented for the appointment. But you must have an appointment to meet a seller.

I’d like to bring my agent with me, will the seller pay for their commission?

With the Cribbed platform agents don’t have a role in the transaction. However, if your agent will only show you the home if you pay them, then you will need to consider the value they are adding and what that compensation should look like, and be prepared to pay them out of pocket. That said, it’s entirely up to the seller if they are willing to pay for your representation. The truth is, it’s already something in today’s agent world that is getting contested with class action suits as to why they would do that, and have done it as tradition.

I’d like to bring an inspector/contractor with me to an appointment. Is that allowed?

This is your world and there are no rules or restrictions per sec. That is the beauty being empowered to do it your way, so it’s between whatever you and the seller agree to. However, before you bring along a professional, it is recommended that you give the seller a heads up firsts.

What if the seller is not responding to my request to see the home?

In the unlikely event there is a seller who is unresponsive, inappropriate in any way, or if there is an innocent mix up, there are 3 dots under the main photo of the home where you can report a seller.

What if I’m under contract and need to cancel?

Lead Warning Statement

Every buyer of any interest in residential real property is notified that the property may present exposure to dangerous levels of indoor radon gas that may place the occupants at risk of developing radoninduced lung cancer. Radon, a Class-A human carcinogen, is the leading cause of lung cancer in nonsmokers and the second leading cause overall. The seller of any interest in residential real property is required to provide the buyer with any information on radon test results of the dwelling showing elevated levels of radon in the seller's possession.

Lead-Based Paint Obligations of Seller

Accounts.

You may choose to create a Cribbed account (�Account�), which grants you access to the Website. By signing up for an account you agree to receive text messages generated in connection with Cribbed.com. It is your responsibility to be aware of any texting fees charged by your carrier.
Fees and Online Purchases.

a. Account Fees. You will be charged a fee (�Account Fee�) based on the package chosen by You at registration. The Account Fee will be charged in accordance with the payment method selected by You. The Account Fee will entitle You to list your property on Cribbed.com for a period of six months in addition to the other services set forth within the chosen package. You may extend your listing on a monthly basis for an additional fee of $50.00 per month. Your listing will automatically be extended at the additional charge unless You cancel it. You acknowledge that Your subscription is subject to automatic renewals and You consent to and accepts responsibility for all recurring charges to Your credit or debit card (or other payment method, as applicable) based on this automatic renewal feature without further authorization from You and without further notice.

b. Payment. All fees are in U.S. dollars and are non-refundable. Our authorized third-party payment processors will charge the payment method you specify at the time of purchase or as agreed to as part of the selected Website service. If you pay any fees with a credit card, we may seek pre-authorization of your credit card account before your purchase to verify that the credit card is valid and has the necessary funds or credit available to cover your purchase. All purchases through our site or other transactions for the sale of goods, or services, or information formed through the Website or resulting from visits made by you are governed these Terms of Use.

c. Deferred Payment Option. You grant us a non-exclusive, perpetual, irrevocable, transferable, sub-licensable, royalty-free, worldwide license to host, use, distribute, modify, run, copy, publicly perform, make available, display, translate, and create derivative works of your Listing and any other content, data, or information shared by you or on your behalf or accessed by us including photos and videos. You represent and warrant that you have all necessary rights to grant us the licenses and rights set forth herein.

Listing Content. Even if we host and display your listing, you are solely responsible for the content of your Listing. You must ensure that information set forth in your listing (�Seller Content�) is true, accurate and complete at all times, including without limitation the description, required legal disclosures (including those provided by Cribbed) and other advertisement, offer or promotional content. You are solely responsible for setting the price of your home. If we provide guidance regarding general pricing strategies such guidance is informational only and the decision to utilize such guidance is solely yours.

Current Seller Content. You are responsible for keeping your Listing up to date and verifying that Seller Content is accurate.

Signs ordered. When ready, signs are ordered through the Listing Portal. If you are the Seller, it is your responsibility to provide all necessary information for gain access to the property, including providing gate or any other access codes, PINs or passwords, as well as any specific size restrictions/requirements according to HOA, neighborhood, village or other municipality regulations. You shall likewise note any known hazards, sprinkler systems, etc.
Sign Damage. You are responsible for the condition of all signs ordered and delivered that are included with your listing package. These signs are on loan and must be returned when the listing is closed or cancelled. Note that if you chose to defer any payment when subscribing, any remaining payment will be immediately due.

c. No Refund. The Company offers no refund for Account Fees or listing cancellations.
No Guarantee. You are not paying for results and we do not guarantee that your home will sell. Factors beyond our control affect the sale of your home and many such factors are determined by you, including listing price, showing conditions, availability for showings, and marketing conditions, to name a few. Similarly, we do not guarantee that you will find a home to purchase. - Cribbed is not liable for Claims arising from errors in any Listing including but not limited to the listing address, address, unit number, any pre-populated or seller-populated listing fields, or in the property description. You understand and accept that you have a duty to verify that the Listing Contentis accurate.
- Sellers assume all risks associated with individuals coming into their home, including but not limited to potential buyers, inspectors, contractors, photographers, open house visitors, etc. Any injuries related to nature�s elements, stairs, access to obstructions, ladders, swimming pools or other attractive nuisance, or Cribbed-provided materials (such as shoe covers, signs, etc.) to name a few, is the responsibility of the seller.
- You are responsible for compliance with all laws and regulations including but not limited to those related to privacy.
- Cribbed is not liable for damage to your property caused in the virtual staging or in-person staging of the home, or showing of home to potential Buyers.
