Importance of Earnest Money

Earnest money represents your commitment to purchasing - this is a negotiable amount representing what you could lose if you were to walk away for other than an agreed-upon contingency. It's can range from a few thousand dollars up to 10% (or more) of the purchase price, depending on what is customary in that area or what kind of statement you want to make. Overall, it’s intended to instill confidence with the seller, an amount where they feel comfortable taking their home from the market, and that they feel you wouldn't likely walk away from.
