How PriceCoach® Works 2

Most pricing tools rely strictly on public data to pull recent sales in your area. But those models have never been inside your home to know how it shows — they can’t see if you’ve updated the kitchen, what the layout is like, or whether you’ve added a private backyard retreat.

PriceCoach® fills that gap.

Like other tools, we start with recent nearby sales (“comps”) of statistically similar homes. But then we go further — asking smart questions about your home’s condition and appeal. These are the things that actually influence buyers, but that other algorithms miss.

Your responses help refine the estimate to reflect where your home fits PriceCoach® among those recent sales.

While not a guarantee of final sale price, PriceCoach® gives you a stronger, more personalized starting point than any off-the-shelf pricing engine.


Recency and quality of updates and finishes (kitchens, baths, floors, etc.)

Brightness and evenness of natural light throughout the home

Openness and ease of navigation through the home

How the home presents from the street (landscaping, facade, windows, etc.)

Is the home clean, staged and free from clutter, odors, etc.

Normal neighborhood vs. scenic (mountains, golf course, water) vs. detrimental views

Ambient noise level relative to a typical home
